EXECUTIVE SUMMARY

Carolina Lots and Land, SP, a North Carolina licensed real estate broker (“CL&L”), has been retained by Mill Creek Development Company, LLC (“MCDC” or “Owners”) as the exclusive Sales Representative and Advisor for the Property or portions of the Property described within, encompassing the final undeveloped Residential Phases of “Mill Creek”, an acclaimed Master-Planned Golf and Outdoor Lifestyle Community, as well as prime Commercial Positions within the boundaries of Mebane, NC’s most popular and established Residential and Golfing destination.

Following a recently completed, comprehensive analysis of the entire 650 (+/-) acre Mill Creek Property by CL&L and our Professional Partner Team, in which we addressed and assessed the numerous Residential and Commercial Opportunities within the Community, CL&L and the Owners have developed our Vision and Mission for the Development of the prime 230 (+/-) combined acres addressed within this Presentation and Offering. Our preliminary Planning and Vision are referred to within this Presentation as “Mill Creek 2020”, which represents the year of commencement for our new Development initiative – as well as the year during which we will proudly celebrate the 25th Anniversary of Mill Creek’s establishment in 1995.
